Transformation d’une villa en résidence contemporaine élégante : volumes repensés, lumière optimisée et finitions haut de gamme sur-mesure. / Miami Stone / COMPLETE RENOVATION OF A VILLA MIAMI STONE PROJECT For this renovation project , our clients wanted to enlarge the living spaces of their villa, particularly the kitchen and the master suite , and to create a functional and spacious dressing room . The existing rooms were too small, compartmentalized, and lacked natural light, making the entire space unwelcoming and impractical. Additionally, the decor style of the house was outdated and no longer matched the current tastes of the owners. Perspectives Architecture & Design planned to modernize the façade of the house to give it a more contemporary look , as well as to completely revamp the interior decor to make it more modern, luxurious, and elegant. The choice of materials, colors, and finishes was designed to add a touch of quality and sophistication to the overall aesthetic. Finally, we also aimed to create a true outdoor space with a landscaped garden and a comfortable garden lounge, extending the living area outdoors and allowing full enjoyment of the Mediterranean climate. In summary, our goal was to transform this 300-square-meter villa into a modern, bright, functional, and elegant living space within a few months, meeting the current tastes and needs of the owners while providing them with a luxurious and high-quality living environment. Building an identity right at the entrance of the house For the façade of the villa , we aimed to preserve the typical architecture of the 1970s , characteristic of the villas in Casablanca from that era. It features a recessed entrance that not only offers protection against the elements but also creates a pleasant visual transition and an impression of intimacy. Perspectives Architecture & Design chose to work on the façade with a blend of wood and natural stone, using Tasa stone, a porous Moroccan limestone that exhibits different effects depending on the weather (veins and spots appear during inclement weather). This stone was utilized for the complete facade renovation of the house. The entrance of the villa is framed with Oregon pine, creating a warm contrast with the stone and accentuating the depth of the entry hall. The clean lines and high-quality materials offer a contemporary architectural approach and a refined aesthetic. In front of the villa , we landscaped a garden with cacti and white gravel, reminiscent of the dry gardens of Arizona. This choice of vegetation, in addition to requiring minimal maintenance, perfectly complements the materials used for the façade and the entrance, reinforcing the mineral and raw aspect of the overall design. Subtly adopting art deco codes in interior architecture We aimed to bring more natural light into the entrance of this villa by enlarging the windows. We also created a true entrance by installing custom walnut furniture on either side, suspended from the ceiling, which helps to define the spaces and distinguish the different living areas . The LEDs integrated into the false ceiling guide movement through the space. This room serves as a hallway between the living areas, creating a harmonious transition between the various spaces in the villa . It can be considered a vestibule, an antechamber, or an entrance hall... The walnut, prevalent in the front door and the furniture, reflects the noble materials characteristic of Art Deco. The clean, geometric lines of the furniture and decorative elements , along with the use of materials such as stone and brass, are direct tributes to this artistic period. The touches of velvet, particularly in the bar stools and the rug, also evoke the opulence and glamour associated with Art Deco . Finally, the neutral color palette, enhanced with shades of green and touches of gold, contributes to creating a sophisticated and timeless atmosphere while maintaining a balance between modernity and tradition . The stone flooring has been replaced with a warmer dark wood parquet, enhancing the overall coziness. The rug adds texture and warmth to the room's ambiance. The walls are adorned with light curtains, creating a cocoon-like feel that filters and softens the natural light. A black ring-shaped pendant light adds a modern and elegant touch. SECOND LOUNGE: WARM AND CONTEMPORARY ATMOSPHERE The second lounge , characterized by its burnt orange sofa and bold geometric painting, offers a more contemporary ambiance . This lounge is perfect for social gatherings, friendly evenings, and family moments. The vibrant colors and rich materials create a lively and energizing space while remaining chic. The rectangular black marble coffee table adds a touch of sophistication, contrasting beautifully with the bright sofa. Above the sofa, a geometric artwork in black and red, created by one of our interior architects , Walid Balafrej , adds an artistic touch to the overall decor . THIRD LOUNGE : SOFT AND SOPHISTICATED ATMOSPHERE The third lounge , featuring a mint green velvet sofa and golden accents, offers a soft and sophisticated ambiance . The mint green velvet sofa occupies a central position, with a large abstract painting in pastel and geometric tones hanging above, catching the eye. Once again, the artistic touch is provided by our interior architect , Walid Balafrej . The stone flooring, matched with the mint green color, creates a sense of freshness and space. A light beige rug is placed under the coffee table to delineate the area and add a soft texture underfoot. In continuation, a table, a light fixture, and rounded chairs further enhance the feeling of comfort. Finally, subtle touches of Art Nouveau bring luxury and whimsy : whether it’s a golden side table shaped like a stork or the human feet of the ottoman (in the foreground of the photo). The bedroom is a haven of peace and relaxation : the double bed is prominently positioned at the center, featuring a cushioned headboard upholstered in fabric. The color palette, dominated by mint green and gray tones, creates a serene atmosphere. The wall behind the bed is adorned with a decorative black panel featuring vertical grooves, adding depth and a modern touch to the room. The dark wooden flooring harmoniously contrasts with the light walls, enhancing the warm and welcoming feel of the space. Adjacent to the bedroom, the dressing room offers generous and well-organized storage. The walnut wardrobes, with their natural grain and elegant finish, are equipped with glass doors. The outdoor lounge, nestled under a wooden pergola, invites relaxation and social moments. Natural materials, such as wood and rattan, create a warm and welcoming atmosphere. The pergola, with its sleek design and modern lines, ensures optimal protection from the sun while allowing soft and pleasant light to filter through. The furniture, selected for its comfort and style , includes generously cushioned sofas arranged in a U-shape around rustic wooden coffee tables. Et si vous vous apprêtez à vous lancer dans un projet de travaux , vous risquez d'avancer à l'aveugle (et personne n'aime avancer à tâtons, surtout avec des marteaux et des clous autour). Nous sommes nombreux à souffrir de la mauvaise presse de notre secteur . Et il est compliqué d'en sortir car certains font tout pour que cela continue ainsi... Voici une petite liste non exhaustive des points de vigilances à avoir et des problèmes que vous pourriez encourir : Sous-traitance en cascade : vous signez avec une entreprise… mais ce ne sont pas ses équipes qui interviennent chez vous. Résultat ? Perte de contrôle, communication floue, consignes mal transmises, délais qui s’allongent. Et plus personne ne sait vraiment qui est responsable de quoi. Devis flous ou incomplets : des offres peu détaillées, des promesses séduisantes faites en un seul rendez-vous, sans réelle analyse du projet… qui débouchent sur des coûts cachés, des dépassements de budget, ou des résultats bien en dessous de vos attentes. Faites faire plusieurs devis par différents artisans et comparez les prestations ! Découvrez notre rénovation d’un T2 meublé à Paris 14e : optimisation de l’espace, ambiance chaleureuse et conception pensée pour la location meublée. / Stockholm Felt / COMPLETE RENOVATION FOR A FURNISHED T2 RENTAL STOCKHOLM FELT PROJECT Avant notre intervention : un T2 au fort potentiel… sous-exploité Avant l'intervention de l'équipe Perspectives Architecture & Design, cet appartement de 40 m² idéalement situé dans le 14e arrondissement de Paris était désuet et quelque peu figé dans le temps. Le mobilier ancien, l’agencement daté et les finitions vieillissantes faisaient obstacle à tout projet locatif valorisant. Le potentiel, pourtant, était là : de belles surfaces vitrées apportant une grande luminosité. Mais encore fallait-il le révéler ! Côté technique, l’installation électrique ne répondait plus aux normes actuelles , nécessitant une refonte complète des circuits pour garantir sécurité et conformité. Les placards (avec leur magnifique teinte bleutée), les boiseries, et les rideaux assortis ont quant à eux eu droit à un dernier hommage avant qu’on leur donne congé. (Pas de jugement, on aime le bleu… mais pas en total look.) Ce projet présentait donc deux enjeux : moderniser les espaces pour un usage locatif efficace, tout en respectant les contraintes techniques et budgétaire et en tirant parti de la lumière naturelle pour créer un intérieur design, fonctionnel et séduisant. DÉCOUVRIR LA MAÎTRISE D'OEUVRE Ce que cette rénovation a changé Ce projet de rénovation a démontré qu’il est tout à fait possible de repenser entièrement un appartement, même avec un budget maîtrisé , pour le rendre fonctionnel, lumineux et attractif pour la location meublée. Grâce à une réorganisation intelligente de l’espace , des choix techniques efficaces, et une esthétique sobre mais soignée, cet appartement a gagné en confort , en clarté et en valeur perçue. Notre commanditaire a désormais un bien conforme, sécurisé, prêt à louer, et qui se démarque par son efficacité et sa simplicité. Pas de tape-à-l’œil, mais un intérieur bien pensé , prêt à accueillir un futur locataire qui n’aura plus qu’à poser ses valises (et peut-être ajouter une plante ou deux). N’oubliez pas la lumière : Un bon éclairage, c’est plus qu’un plafonnier au milieu du salon. Discover refined layout and stylish decor in a Paris 15th‑arrondissement apartment; our interior architects showcase space‑saving solutions and design ideas. / MILANO / MAKEOVER OF A PARISIAN APARTMENT MILANO PROJECT This family turned to Perspectives Architecture & Design because they were struggling to define the different spaces in their main room: the entrance, living area, kitchen, and dining area were completely open. Additionally, the lack of identity and personalization in the decor, with plain white walls, prevented the creation of a warm and harmonious atmosphere. Lastly, there was no extra space for quick family meals or enjoying a drink with friends. The goal of this decoration project is to delineate the various functional areas without closing off or partitioning the space . To achieve this, Perspectives Architecture & Design chose to play with different ceiling lights, colors, and lattice screens . In terms of interior decoration , we opted for a timeless, soft, and classic style, with rounded lines to soften the straight edges of the screens. The selected furniture breaks the straight lines and adds a touch of sobriety and elegance to the overall design . Defining spaces in interior decoration From the entrance, we aimed to guide visitors through their discovery of the space by using spots that suggest a natural pathway leading to the bedrooms. To delineate the living room , we chose LED lights to highlight the contours of the room. The screen plays the most crucial role. It subtly separates the different spaces while suggesting a visual continuity. One part separates the entrance from the living room, while the other separates the kitchen from the living room. Finally, to add a touch of color and personality to the entrance , we opted to paint a wall in almond green. This shade brings a note of freshness and dynamism, while creating harmony with the other decorative elements in the room. The creation of this custom screen was the result of close collaboration with our clients, who actively participated in the brainstorming and design process . We regularly exchanged ideas to make proposals, gather their feedback, and incorporate their suggestions, ultimately designing a screen that perfectly met their expectations and needs. Uncontrolled vegetation was taking over the space. It was a classic 1970s villa in Casablanca, rather impersonal in its appearance. Discover Miami Stone project MODERNIZING A KITCHEN WHILE MAINTAINING TRADITIONAL CODES In this kitchen transformation located in a typical 1930s house in the Paris suburbs, our interior architect , Andzelika , has a dual objective : to preserve the heritage of the 1930s while incorporating contemporary charm. The renovation aims to blend the classic elements with modern design, ensuring that the kitchen remains functional and stylish while honoring its historical roots. We decided to completely open the kitchen to the living room by removing the railing, creating a greater sense of space. We retained the framing and structural beam, restoring its natural color. Goodbye to the wall and ceiling paneling ! Finally, we redesigned a functional kitchen with cabinetry that extends to the ceiling on one side only to avoid overwhelming the space. Touches of the home's heritage are incorporated : a vintage ceramic sink is paired with zinc and brass faucets, and the charming stove bridges modernity and tradition, reminiscent of those used by our parents and grandparents! The cement tiles on the floor evoke a sense of nostalgia. Elsewhere in the house, the lime fireplace has been preserved and renovated, as well as the old woodwork in the entrance. Discover Brigthon Wood project BEFORE AFTER DECORATION OF AN ENTRANCE How to define different spaces without partitioning ? How to give an identity through interior decoration? This is the challenge taken on by our interior architects ! Let’s dive into this entrance transformation ! We created a custom partition to subtly separate the different spaces while suggesting visual continuity. One part separates the entrance from the living room, while the other separates the kitchen from the living room. To add a touch of color and personality to the entrance, we chose to paint a wall in green. This shade brings a note of freshness and dynamism while creating harmony with the other decorative elements in the room. Additionally, we added furniture with rounded shapes to soften the ambiance. This decorative transformation reflects our expertise, transitioning from an ordinary space to a modern apartment with a unique identity. Discover Milano Project TRANSFORMATION OF A STAIRCASE FOR A DUPLEX Our firm intervened in this duplex to address two main issues : a lack of light and an overly cluttered apartment. The treatment of the staircase perfectly illustrates how our interior architects responded to these challenges. To allow more light to flow into the living room and add a sense of lightness, we eliminated the stair risers and the railing. Previously , the dark wood color made the staircase look aged, so we modernized it with lighter wood. The structure of the staircase is now painted black, providing a modern and elegant contrast. We installed a black handrail on the left wall for added safety, integrated with LEDs that highlight the structure of the staircase. Finally, to achieve more space and light, we can see in the "after" photo that the kitchen is now visible, as we created an opening in the wall . Here, the goal is to give it character and identity to create a cozy space for a new family ! After moving back the wall (which allowed us to enlarge the kitchen-living room area), we installed a modern kitchen while incorporating elements from Art Deco and the 70s. The Plum forest green facades blend perfectly with the walnut, elegantly echoing nature. The marble table adds a sophisticated touch, as does the brass-colored backsplash. Finally, the SMEG fridge and the custom walnut furniture add a 70s vibe that energizes the entire space! Here's the before-and-after that proves we met the challenge ! We designed a piece of furniture that extends from the entrance to the living room, creating a seven-meter-long unit to dress the corner of the living area. On the entrance side, the storage unit is used for coats, shoes, and golf clubs. On the living room side, it serves as both a TV stand and storage (for the decoder, Hi-Fi system, etc.). We envisioned this piece as a single, cohesive element: a connecting thread that links the living spaces: entrance, living room, and kitchen. The screen is also a technical feat as it is frame-free, meaning there are no visible fixings. It serves as a partition that distinguishes the spaces, effectively enclosing the kitchen. Additionally, it piques the curiosity of anyone entering the apartment.
